St. Augustine South is a low, gridded peninsula between US 1 and the Matanzas River. The riverfront streets sit in FEMA's high-risk flood zones; the higher interior is mostly outside them. The land along Shore Drive and the marsh was described as marshy when the subdivision was platted in the 1950s, and it still sits much lower than the interior streets. FEMA maps much of that edge as AE — a high-risk zone with a base flood elevation — while the higher interior blocks read as Zone X, minimal hazard.
