Legal maximum rent for a home
Score your self-contained flat or house on the official WWS points system and see the highest rent the law allows — with the Huurcommissie's own check one tap away.
Rooms
Living room, bedrooms, kitchen — measured wall to wall, at 1.50 m height, cupboards included.
Space that does not meet the standard for a main room. Leave at 0 if none.
Heating and cooling
A radiator or other fixed installation — not a portable heater.
A portable air conditioner does not count.
The building
A monument never loses points for a poor energy label.
Energy label
Check your home’s registered energy label at ep-online.nl (search by address) — it decides a large, fixed number of points either way.
Kitchen
The worktop length is measured along the counter, including a corner unit.
Bathroom and toilet
A toilet inside the bathroom scores less than a separate toilet room.
Outdoor space
Leave both at 0 if there is none — this costs points rather than scoring zero.
Property (WOZ) value
Look up your home’s official WOZ value free at wozwaardeloket.nl — search your address, most recent valuation date.
On your WOZ-beschikking, or look it up free at wozwaardeloket.nl. Leave blank if you don’t have it yet — the estimate below will only go up once you add it, never down.
Also on the WOZ-beschikking or the energy label — the whole home, not just one room.

Which system this is: Woningwaarderingsstelsel (WWS)
Score your self-contained home the way the Huurcommissie does, and see the highest bare rent Dutch law allows for it. Built for Eindhoven’s international rental market — rents here rose sharply in a single year, and this system is the legal ceiling behind that number.
The official check
Huurcommissie: Huurprijscheck for self-contained housing
The Huurcommissie’s own check measures your home in detail and is what actually settles a dispute — treat this page as a first estimate, not the final word.
This is an estimate from what you typed, not a ruling. The WWS is a detailed legal instrument with rules this calculator does not cover (see "What this page does not count" below) — the Huurcommissie’s own Huurprijscheck, or a free check from Huurteam Eindhoven, is what actually settles whether your rent is legal.
What this page does not count
- Monumentenstatus rent-ceiling increases (article 8a): a listed rijks-, provinciaal or gemeentelijk monument can add 35–50% to the legal rent ceiling on top of its points score — a case-by-case calculation this tool does not attempt. This page only applies the one monument rule that is unconditional: no negative points for a poor energy label.
- Zorgwoning bonus: a home meeting the legal definition of care housing gets 35% added to its points subtotal before the property-value score. Not assessed here.
- Extra washbasins outside the bathroom, and multi-tap wide basins — worth at most 1.5 points and capped per room in the regulation.
- The lower WOZ-value divisor for small (under 40 m²) new-build homes (2018–2022) in the Amsterdam or Utrecht metropolitan regions — not applicable to Eindhoven.
What you can do about it
New tenancy: ask the Huurcommissie to check your starting rent
Within 6 months of your tenancy’s start date.
If your tenancy started within the last 6 months and this estimate suggests you are paying more than the WWS maximum, you can ask the Huurcommissie for a "toetsing aanvangshuurprijs" (initial-rent check). If your rent turns out to be too high, it is reduced retroactively to the start of your tenancy. Filing costs €25, refunded if you are right.
