How Many Homes Have Been Approved Here

How many lots have been platted in each subdivision in town, and when — read live from the Town's own map. Plus the final plats the Planning Commission has approved since that map was last updated, which it does not yet show.

About these tools

Town Tools builds free, public tools for Thompson's Station and towns around the world. AI researches each place from local sources and keeps the tools up to date; residents suggest new ones and report corrections.

Thompson's Station had 2,194 people in 2010 and 7,485 in 2020, and the argument you will hear at any Board meeting is growth against sewer capacity.

The gap matters. The newest plat the Town's map records is from 2023. Pleasant Creek's Phase 1 — 197 lots off Lewisburg Pike — was approved on 27 October 2026, and on the map its outline holds a single row with nothing in it. So the two halves are kept apart all the way down this page, and the page works out for itself which one is behind.

Lots approved since then

Residential final plats the Planning Commission has approved that the map does not carry. The newest plat the map records is from 2023.

Together that is 3,352 lots platted or approved. It is not a count of houses standing: every figure on this page is a line on a plat.

Read from the town's map now. 1,524.9 acres and 25.1 miles of road, in all.

On the town's map
Approved, not on the map yet

The busiest year on the town's own map is 2014, with 356 lots platted.
526 of the lots approved since are from 2026 alone.
479 lots on the town's map carry no recorded plat year, so they are not in this strip.

What is still being built, or only approved, is listed first. Lots and years come from the town's own map; the stage is the town's own judgement of the development, not something worked out here.

What is coming

Residential final plats the Planning Commission has approved, newest first. The town's map records plats up to 2023, so the rows marked below are approved and recordable but not drawn on it yet.

Pleasant Creek, Phase 1
Approved October 27, 2026 · 197 lots · 104.59 acres · off Lewisburg Pike
One hundred attached and 97 detached single-family lots.
Not on the town's map yet
Sureties the town holds
- Sewer: $1,850,000
- Roads, drainage and erosion control: $4,100,000
- Pleasant Creek, Phase 1 — final platThe plat itself, as filed with the Planning Commission. A large PDF — about 3.6 MB.
Parsons Valley, Final Plat Revision
Approved September 22, 2026 · 74 lots · 4738 Columbia Pike
Fifty-five detached and 19 attached single-family lots — 95 dwelling units — with 14 open-space lots.
Not on the town's map yet
Restates, rather than adds to: Parsons Valley, Section 1, Parsons Valley, Section 2, Parsons Valley, Section 3.
McClain, Section 1
Approved May 26, 2026 · 51 lots · 1546 West Harpeth Road
Fifty-one lots, with open space and an amenity area.
Not on the town's map yet
There is no development called McClain on the Town's map. The address is the same one the West Harpeth Ranch preliminary plat is filed against, so this is evidently that development's first section — evidently, from the address, and not something the minutes say.
Whistle Stop, Section 7, Phase B

Approved, but with no lots yet

A preliminary plat or a development plan is an approval, and by itself it creates no recordable lot. These are the ones behind the list above. Where some of a development has since been final-platted, it is in the list above as well.

Thomas Downs, Section 2
Preliminary plat · Approved May 26, 2026 · 21 lots · 1550 West Harpeth Road
Winlowe
Preliminary plat · Approved May 26, 2026 · 45 lots · 2577 and 2601 Tom Anderson Road
Gabriel James Townhomes
Development plan · Approved August 26, 2025 · 14 lots · 2.98 acres · 2640 Thompson's Station Road East
Townhomes rather than detached houses.
Fountain View, Phase 8 — mixed-use
Development plan · Approved August 26, 2025 · 6.56 acres · 4584 and 4590 Fountain View Boulevard
Four buildings, approved as a mixed-use site plan rather than a residential plat. The agenda text carries a unit figure that has not been checked against the staff report, and mixed-use units are not residential lots in any case, so no number from this item is counted anywhere on this page.
West Harpeth Ranch
Preliminary plat · Approved April 22, 2025, amended March 24, 2026 · 150 lots · 149.21 acres · 1546 West Harpeth Road
McClain Section 1's 51 lots are at this same address and are evidently this development's first section, which would leave about 99 still to be platted. That is an inference from the address, not something the minutes say. An earlier version of this preliminary plat was withdrawn by the applicant in March 2025.

What this page cannot tell you

A platted lot is not a built house. Neither record on this page carries a building permit, a certificate of occupancy or a sale, so a lot counted here may hold a finished house, a foundation, or nothing at all. Every figure here is a line on a plat.
The town's own map records plats only up to 2023. Everything after that is read from Planning Commission records by hand, and a plat approved since the last time anyone checked will be missing from this page too.
6 developments have a place on the town's map and no lot rows behind them at all: Holt's Ridge, Parsons Valley, Pleasant Creek, Station Hill, Station South, The Pines. The map knows where they are and not what is in them.
479 of the 2,787 platted lots carry no recorded plat year, so the year chart is missing them.
22 of the 127 phase rows on the map are entirely empty — no lots, no acres, no year.
7 recorded plats have no lots in them at all: they are open space.
8 of the map's phase layers carry a population estimate and only 2 developments have filled it in, across 45 rows. Those figures are a developer's assumption about how many people a plat will hold, not a count of anybody, so no population figure is shown anywhere on this page.
The stage column is the Town's own judgement of each development, carried on its map with no date attached to it. It was last visibly revised in 2024, and it has not kept up: Pleasant Creek is marked "Under Construction" on a map whose newest recorded plat is from 2023, while its first phase was final-platted in October 2026.
The authoritative record of a recorded plat is the plat book at the Williamson County Register of Deeds, and the authoritative record of an approval is the Planning Commission's own minutes. This page is a reading of the Town's map and its agendas, and it is not either of those.
