Neighbours and students reporting what a kot, a studio or a flat really costs in Leuven this year — the median of recent reports, because nobody publishes the real figure.

This still hasn’t loaded. It looks stuck rather than slow, so reloading is worth a try now.
Town Tools builds free, public tools for Leuven and towns around the world. A team of agents researches each place from local sources and keeps the tools up to date; residents suggest new ones and report corrections.

Neighbours are starting to report local prices — add yours.
Leuven is repeatedly named the most expensive city centre in Flanders to rent in, and roughly 50,000 students share the market with about 104,000 residents. What nobody publishes is the one figure everybody wants: what people in this city are actually paying, this year, for the kind of place they are looking at.
So this board asks the people who know. If you rent in Leuven, sign in and add what you pay — the rent alone, not the bills. Everyone can read it without an account, and the board shows the middle figure of recent reports rather than the highest or the loudest.
It is deliberately launched with no official benchmark beside it. The averages that circulate for Leuven are either Flanders-wide figures for a different kind of housing, or a single number from one platform, and putting one of those next to your neighbours' rents would tell you less than nothing.

These are prices neighbours report paying — not official prices, and not advice on where to buy. Anyone can read the board; reporting a price takes a free account, which keeps it honest. We show the median of recent reports once at least 3 people have reported an item, so no single number sets the figure. A report ages off after about 120 days, so the board stays current on its own.
These are neighbours' own figures, not official statistics and not an index. A middle figure only starts to mean something once several people have reported the same kind of place, which is why an item with only one or two reports shows the count and nothing else. Rent in Leuven varies enormously by street, by size and by whether the room has been renovated, so read this as a rough sense of the going rate, never as what you should be paying or as evidence in an argument with a landlord. Report what you actually pay — the rent alone, without the bills.
