Is My Building in Brno's Flood Area?

Type a street and house number to see whether Brno's designated 5-, 20- and 100-year flood areas reach it, whether it is in the active zone where building is restricted, and how dangerous the water would be there.

About these tools

Town Tools builds free, public tools for Brno and towns around the world. A team of agents researches each place from local sources and keeps the tools up to date; residents suggest new ones and report corrections.

Check an address

Type the street and the house number. The city’s address register places it, and the page asks the official flood maps about that exact point.

Or try a public building:

What you can do

Know where the warning comes from

The Czech Hydrometeorological Institute (ČHMÚ) sets the flood degrees on each river gauge and publishes them live. The city also has sirens in the flood area that can broadcast spoken messages. The Svitava’s gauges upstream of the city are on the “Is the Svitava Rising?” page for Brno.

Ask your insurer which zone you are in

Czech insurers price flood cover with their own zone map, not this one, so the answer here and the one on your policy can differ. Ask which zone they put your address in, and whether a cellar is covered.

Before you buy, build or extend

In the active zone most new building is not allowed at all, and elsewhere in the flood area the water authority can set conditions. The city’s building office for your district can tell you what applies to a specific plot.

Look at it on the map

The city’s Voda v Brně map shows the same outlines, so you can see how close the edge is to your building and which side of the street it runs.

Floods in this city

Two rivers, one city

The Svratka comes through the Brno reservoir and the west of the city; the Svitava comes down from the north through Obřany, Maloměřice and Židenice and joins the Svratka in the south. The city’s flood-protection strategy was drawn up with Povodí Moravy after the floods of 2006.

The defences being built

The first stage on the Svratka, from the Riviéra to the Uhelná railway viaduct, cost 1.5 billion crowns excluding VAT and was cleared for early use in mid-2025. The next stage, through Trnitá and Komárov on both rivers, received its building permit in September 2025, with work expected from 2026 to 2028; it is meant to protect about 180 hectares and about 5,370 residents from a 100-year flood. The outlines on this page are the ones the city publishes today; if a defence near you has just been finished, ask the city whether the designation has been redrawn.

September 2024

Had the first forecasts for the September 2024 flood come true, the Svitava would have flooded parts of Židenice, Maloměřice and Obřany.
